Roofing & Roofing Vents

All trusses on 24" center. Scissors trusses with 5/12 roof pitch and 3/12 ceiling pitch to form vaulted ceiling in living room and kitchen. Fink trusses in remaining part of home forming flat ceiling and 5/12 roof pitch, 7/16" OSB plywood roof decking with "H" clips and 15# felt with 25 year 3-tab fiberglass weathered wood shingles by Atlas with 4 aluminum roof vents, vented vinyl soffit, white metal facia and white "D" style drip edging with white gutter & 4 downspouts.

Porches

6" x 12' CCA porch unsealed and unpainted, 2" x 2" spindles, floor joists of 2" x 6" on 16" center, floor decking is 5/4" x 6", 4" x 4" posts set in concrete 24" deep, wooden steps 6' wide with handrails provided. Customized/Larger porches are available.

Windows & Shutters

White vinyl divided light windows by Croft. 24"x36" in kitchen and bath, 36"x62" egress windows (1 in each bedroom), 36"x48" in rest of house.

Doors

36"x6'8" front steel entrance door with fan top, rear kitchen door of 6'x6'8" divided light sliding patio door or 9-light steel door. All door height 6'8" 6 panel masonite interior doors. All locks bright brass door locks, 2 keyed entry locks (front and rear doors), privacy locks in bathrooms and passage locks everywhere else.

Interior Walls & Ceilings

1/2" drywall on walls and 1/2" strongboard or 5/8" drywall on ceiling, textured with knockdown finish coated with primer and eggshell color latex paint (same on ceiling and walls throughout whole house).

Interior Trim

White Gloss paint color wood colonial door casing, doors, 3" baseboard, and window sills or oak stain and lacquer.

Floor Covering

Any choice of carpet up to 99¢ per square foot. Padding is 1/2" 6lb. rebond. Any choice of vinyl up to 69¢ per square foot. All vinyl includes 1/4" plywood underlayment.

Lighting Options

1 ceiling fan and light, one 5 light chandelier, and one 6 track light in kitchen. Globe covered 2-bulb lights for bedrooms, hallway and utility room.

Cabinets

24"x18" vanity with white swirl cultured marble top in each bathroom. 18"x26" wood medicine cabinets with mirrors and adjustable shelving in each bathroom. Kitchen cabinets are flat panel oak with a golden oak color stain, sanding sealer and lacquer. One vented exhaust hood. White painted particleboard closet shelving with rods. Pantry shelving in utility room.

Plumbing Fixtures

Tubs, showers (with rods), A grade toilets with white wooden seats, 2 handle Flow Control lavatory washerless faucets with hookups, 3 handle washerless tub and shower faucet by Flow Control, 40 gallon electric water heater, frost-proof exterior hydrants, stainless steel kitchen sink, 2 handle Flow Control kitchen washerless faucets with spray, 3" insulated waste plumbing. 1 Fridgidaire dishwasher.

Standard Central Heat and Air

All electric Goodman package unit with heat pump, at least 1 ton per 500 square feet in size. Insulated duct work in crawl space. Propane or natural gas units are an available option.
